01 THE SERVICES WE PROVIDE

T G Norris provide a full range of architectural services to homeowners throughout London and the home counties. We specialise in residential extension, conversion and refurbishment projects up to around 500k

The vast majority of our work involves property extensions of one kind or another and over the years we have developed an excellent working practise to ensure that clients get the best advice for their projects.


02: FEASIBILITY STUDY

The vast majority of new clients share a few things in common and those are:

In most cases new clients have an idea or two and really need a bit of advice coupled with an indication of costs to help them to reach a determination on their project. Once we get to that point and have a clear idea as to the services required we are in a position where we can confirm what our fees would be for the project.

Where we have new clients that simply can’t make up their minds as to how best to proceed possibly because they can’t visualise the impact their proposals would have on their property we generally recommend a Feasibility Study which includes a design consultation at the property and a recommendation report based on the information provided.

The key elements that make up the study are:

Our costs for the study are 600 (plus vat) but should you go ahead and instruct us to prepare planning and technical drawings for the project, we will refund you 300 off the feasibility study costs. In effect you’re investing 300 to determine if your project is realistic, is achievable, what the costs are and whether it will all make a sound investment given your particular circumstances.

For many, the cost of a feasibility study is money well spent as it will enable you to get firm ideas on the options available before you request drawings or plans for a project that you may have to abort at a later date. Far better to get all the options up front with an indication of costs before you make a commitment.


02 PLANNING DRAWINGS

All planning applications require a full set of existing and proposed drawings accompanied by mandatory supporting documents.

We are more than happy to discuss your project with the local planning authority and to prepare all the drawings necessary for a planning application.


03 TECHNICAL DRAWINGS

Almost every build project requires technical drawings in order to get building regulations approval. That may also be used during the tendering process to get build quotes.


04 PLANNING SUBMISSION SERVICES

Whilst submitting a planning application isn’t rocket science it can be tiresome and problematic for those that are not used to the system. Far better to instruct us to submit your application which we will be happy to do.


06 WORK SCHEDULES & SPECIFICATIONS

A work schedule is a detailed schedule of works where the various aspects of the build are broken down and specified in line with current building regulations.

Work schedules are almost always used in commercial build projects to enable contractors to tender or submit quotes for the specified work.

Whilst detailed specifications are not a requirement we always advise that any set of plans should be accompanied by a detailed schedule of works to ensure that the project manager gets proper and complete quotes without omissions.

Work schedules will most certainly be required if you are attempting to get your builder to accept a fixed price contract.


05 PROJECT MANAGEMENT

A project manager is the person that manages the build. The majority of homeowners tend to be their own project managers but in recent years we have seen a huge growth in project management requests from homeowners.

The main reason behind this shift is that there is a lot of legislation attached to any kind of build and if you get it wrong it can be a real costly headache to put right. As building becomes more complicated more homeowners are handing over the reins to ensure they get a proper job.

Any project manager that is involved right from the start is more than capable of saving you most of his fees during the build so don’t look at the costs as an extra burden to bear.  Just think of the costs if you choose a builder that likes to cut his costs and then it could work out as money that has been really well spent.

On average, you could expect to pay between 5% to 8% of the build costs for project management services.


06 ARCHITECTURAL FEES

Once we establish what the project is and the service required we will be more than happy to provide a fixed fee quote for our services. This is generally a fixed fee amount for planning and drawing services and a percentage amount for project management services.


07 ARCHITECTURAL SERVICES AGREEMENT & TERMS OF SERVICE

Our standard terms of service are outlined in our architectural services agreement which needs to be accepted for every project we undertake.

The agreement sets out the key responsibilities and entitlements of the designer as well as the responsibilities and entitlements of the client.

08 PAYMENT TERMS

In general, a deposit of 25% is required upon instruction. Depending on the type and nature of the project, further payments may be required at particular stages with a final payment due within 14 days of project completion.


09 COMMISSIONING ARCHITECTURE
